<br />City of Arden Hills <br />City Council Meeting for June 29, 2015 <br />P:\Planning\Planning Cases\2015\PC 15-010 - Minor Subdivision - 3517 Siems Court\Memos_Reports_15-010 <br /> <br />Page 2 of 4 <br />Plan Evaluation <br /> <br />A full evaluation of the proposal was presented to the Planning Commission at their May 6, <br />2015, Regular Meeting. The staff report to the Planning Commission on this case is included in <br />Attachment E. The proposed lots at 3517 Siems Court and 3535 Siems Court meet the <br />underlying requirements of the R-1 District for lot area and dimensions, structure coverage, and <br />landscape coverage. The proposal would not create any new or increase existing nonconforming <br />setbacks for structures on either property. <br /> <br />Subdivision Ordinance <br /> <br />Section 1150.04 of the City Code lists the requirements for subdividing and/or consolidating <br />previously platted property. Requirements that must be evaluated as listed under Section 1150.04 <br />include: <br /> <br />1. Survey: A survey showing the existing and proposed lots. <br />2. Zoning Compliance: The parcels or tracts resulting from the division or consolidation, as <br />depicted in the survey or registered land survey, shall not have an area, dimensions, or <br />setbacks which are less than the minimum requirements specified for the zoning district <br />in which the parcels or tracts are located in the zoning ordinance. <br />3. Public Welfare: It is determined that the proposed division or consolidation will not be <br />detrimental to the public welfare or injurious to adjacent tracts in the area in which the <br />subdivision tract is located. <br />4. Conformity with the rest of the Subdivision Ordinance: The proposed division or <br />consolidation shall conform to all requirements of the subdivision Ordinance unless given <br />an exemption by the Planning Commission and City Council. <br />5. Fees: All filing fees must be paid. <br /> <br />Additional Review <br /> <br />City Engineer <br />The Public Works Department has reviewed the proposed Minor Subdivision and has requested <br />that the property owners work with the City to provide a sanitary sewer easement over the <br />existing sewer line that crosses the two properties and a storm sewer easement over the existing <br />utility line at the northwest corner of 3535 Siems Court. <br /> <br />City Attorney <br />The City Attorney has reviewed the proposed Minor Subdivision and recommended that the City <br />request 12 foot easements centered on rear and other lot lines for utilities and drainage purposes. <br /> <br /> <br /> <br /> <br />
