<br />CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> <br /> RESOLUTION NO. 2015-033 <br /> <br />RESOLUTION APPROVING A MINOR SUBDIVISION FOR 3517 SIEMS COURT <br /> <br />WHEREAS: on April 6, 2015, LoAnn Crepeau and Thomas Ostby, the property owners of 3517 <br />Siems Court, submitted a completed application for review of a Minor Subdivision to sell a <br />5,540 square foot portion of land to the adjacent property owner at 3535 Siems Court, as <br />depicted on the attached Exhibit “A”. <br /> <br />WHEREAS: on May 6 , 2015, the Planning Commission reviewed the application by LoAnn <br />Crepeau and Thomas Ostby and at the conclusion of the public hearing recommended <br />approval, subject to four conditions, after making a finding that the proposed Minor <br />Subdivision will not have an adverse impact on the surrounding properties or on the <br />community as a whole. <br /> <br />WHEREAS: on June 29, 2015, the City Council received and considered the recommendations of <br />the Planning Commission. <br /> <br />NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills approves <br />the Minor Subdivision for 3517 Siems Court, dated June 29, 2015, subject to the following four <br />conditions: <br /> <br />1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall be <br />provided to the City within 180 days of the City’s approval. <br /> <br />2. The property owner at 3517 Siems Court will work with the Public Works Department to <br />provide easements for existing public utility lines on the property as well as the standard 12 <br />foot drainage and utility easement centered along the property perimeters. <br /> <br />3. The property owner at 3535 Siems Court will work with the Public Works Department to <br />provide easements for existing public utility lines on the property as well as the standard 12 <br />foot drainage and utility easement centered along the property perimeters. <br /> <br />4. Monuments or stakes shall be installed to demarcate the new side property line between 3517 <br />Siems Court and 3535 Siems Court. <br /> <br /> <br /> <br />
