CITY OF ARDEN HILLS COUNTY OF RAMSEY STATE OF MINNESOTA RESOLUTION NO. 2015-033 RESOLUTION APPROVING A MINOR SUBDIVISION FOR 3517 SIEMS COURT WHEREAS: on April 6, 2015, LoAnn Crepeau and Thomas Ostby, the property owners of 3517 Siems Court, submitted a completed application for review of a Minor Subdivision to sell a 5,540 square foot portion of land to the adjacent property owner at 3535 Siems Court, as depicted on the attached Exhibit “A”. WHEREAS: on May 6 , 2015, the Planning Commission reviewed the application by LoAnn Crepeau and Thomas Ostby and at the conclusion of the public hearing recommended approval, subject to four conditions, after making a finding that the proposed Minor Subdivision will not have an adverse impact on the surrounding properties or on the community as a whole. WHEREAS: on June 29, 2015, the City Council received and considered the recommendations of the Planning Commission. NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills approves the Minor Subdivision for 3517 Siems Court, dated June 29, 2015, subject to the following four conditions: 1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall be provided to the City within 180 days of the City’s approval. 2. The property owner at 3517 Siems Court will work with the Public Works Department to provide easements for existing public utility lines on the property as well as the standard 12 foot drainage and utility easement centered along the property perimeters. 3. The property owner at 3535 Siems Court will work with the Public Works Department to provide easements for existing public utility lines on the property as well as the standard 12 foot drainage and utility easement centered along the property perimeters. 4. Monuments or stakes shall be installed to demarcate the new side property line between 3517 Siems Court and 3535 Siems Court.
