ARDEN HILLS PLANNING COMMISSION—APRIL 4, 2001 5 <br /> 1. Approve the 50-foot setback variance consistent with the correct DNR setback in <br /> anticipation of the City of Arden Hills Ordinance being changed by the City and staff was <br /> to evaluate the final building plan to ensure it was 50 feet. <br /> 2. Fifty-feet would be a five foot improvement from the existing structure; <br /> 3. Allow a two-foot cantilever into the 50-foot setback. <br /> The motion carried unanimously(7-0). <br /> This Planning Case will be reviewed at the Monday, April 30, 2001, City Council meeting. <br /> PLANNING CASE # 01-08 —UNITED PROPERTIES, 4300 ROUND LAKE ROAD, 1887 <br /> & 1987 GATEWAY BLVD., PUD AMENDMENT- PUBLIC HEARING <br /> Chair Baker opened the public hearing at 8:03 p.m. <br /> Ms. Chaput explained that the applicant was requesting to amend the Planned Unit <br /> Development for the properties at 4300 W. Round Lake Road and 1887 & 1987 Gateway Blvd. <br /> to screen the existing refuse containers on all properties. <br /> Ms. Chaput explained at the time of construction, the above listed properties were managed by <br /> Welsh Companies. Since this time, United Properties had taken over the management. The <br /> building at 4300 W. Round Lake Road was built separately from those on Gateway Boulevard <br /> (different application)but was of the same style and materials as the others. <br /> Ms. Chaput stated the City's Zoning Ordinance required that all refuse containers be screened so <br /> not to be visible from adjoining properties. All three of the above mentioned properties have a <br /> number of dumpsters along the back of the buildings. Planning Case #99-06 approved the <br /> Gateway Boulevard development and required that all dumpsters be screened, although it was <br /> never implemented. The other property on Round Lake Road did not list this requirement in the <br /> conditions of approval but the applicant is willing to include it as part of the overall screening <br /> plan. <br /> Ms. Chaput explained in Planning Case #00-40, it became evident that there were dumpsters on <br /> the properties that were not properly screened and United Properties was asked to address this <br /> issue. United Properties had filed this Planning Case to propose a method of screening all of the <br /> existing dumpsters. <br />
