• CITY OF ARDEN HILLS <br /> MEMORANDUM <br /> DATE: April 6, 2001 <br /> TO: Mayor and City Council <br /> FROM: Jennifer Chaput, City Planner <br /> SUBJECT: Case#01-02 Master PUD Amendment/Site Plan Review <br /> Guidant Corporation, 4100 Hamline Avenue North <br /> Request <br /> The applicant is requesting an amendment to Guidant's Master Planned Unit <br /> Development for a change in the location of a parking ramp to the west of where it <br /> currently exists on the Master PUD, and the addition of Building I, a two level office <br /> building. Application has also been made for site plan review for the parking ramp in its <br /> new proposed location. <br /> Background <br /> The Planning Commission heard this case in February, tabling for additional information <br /> on the proposed parking ramp. The applicant appeared before the Planning Commission a <br /> second time with additional plans for the parking ramp and a presentation of the potential <br /> long term buildout of the campus with the addition of the newly purchased Control Data <br /> property to the east. The applicant will also make a brief presentation of this information <br /> to the City Council. <br /> The PUD for the Guidant campus was last amended with Planning Case 99-07, approving <br /> a parking ramp on the west side of the wooded wetlands, adjacent to County Road F. In <br /> the proposed Master PUD amendment, the parking ramp is located farther west of where <br /> it was approved, replacing an existing surface lot. The amendment also proposes an <br /> additional building, Building 1,between Buildings E and D,not requiring site plan review <br /> at this time. <br /> The site plan application for a parking ramp, exceeding the maximum height <br /> requirements for the I-1 District by 10'-8" (to the tallest point), is also being reviewed. <br /> The parking ramp is within a PUD application which does allow for flexibility in the <br /> underlying zoning regulations. <br /> All plans and information relating to this case were provided to the City Council as a part <br /> of the Planning Commission's packet for the April 4 Planning Commission meeting. <br />
