The PUD Amendment is for the following described property ("subject property") in the City of Arden Hills, Ramsey County, Minnesota: All that part of the East ½ of Southeast ¼ of Section 27, Township 30 North, Range 23 West, and described as follows: Commencing at the East quarter corner of said Section 27; thence due South along the East lien of said Section 27 a distance of 1357.1 feet to the point of beginning of the parcel herewith described; thence West at right angles a distance of 525.6 feet; thence South at right angles a distance of 482 feet; thence East at right angles a distance of 525.6 feet; thence North at right angles along the East line of said Section 27 a distance of 482 feet, more or less, to the point of beginning. Approval of Amendment. Subject to the terms and conditions set forth herein, the City hereby grants a PUD Amendment to Inland and Caribou for the construction and addition of a drive-thru lane and pick-up window on the east side of the retail center, specifically the existing Caribou Coffee retail business. The project shall be completed in accordance with the plans and specifications attached hereto as Exhibit “A”. Any significant changes to the plans and specifications, as determined by the City Planner, shall require review and approval by the Planning Commission and City Council. Inland and Caribou shall continue to abide by all previous Planned Unit Development approvals, agreements and amendments, as amended by the conditions of approval of this application. 4. Conditions. The PUD Amendment is issued subject to the following conditions: (1) That the project shall be completed in accordance with the submitted plans as amended b y the conditions of approval. An y significant changes to these plans, as determined b y the City Planner, shall require review and approval b y the Planning Commission and City Council.
