Lot Size, Structure Coverage, and Landscaping <br /> <br />The Arden Plaza Master PUD is comprised of five separate lots and individual development <br />proposals are evaluated as if the retail center was one continuous development. The site as a <br />whole is expected to conform to the structure and landscape coverage requirements for the B-2 <br />District while individual lots within the PUD may exceed the underlying zoning requirements. <br /> <br />The maximum structure coverage permitted in the B-2 District is 45 percent. A total of 92,748 <br />square feet of building area is approved in the Master PUD divided across the five lots, as shown <br />in the table below. The Tavern Restaurant building would measure 9,500 square feet in size. This <br />compares to the Phase III building footprint in the approved Master PUD, which was permitted <br />to be up to 20,136 square feet. The proposal would result in an overall reduction in structure <br />coverage within the retail center to 83,671 square feet, or 17.4 percent of the total area of the site. <br /> <br />Properties in the B-2 District must maintain a minimum landscape coverage of 20 percent. With <br />the reduction in the Phase III building size, the total landscape coverage for the retail center <br />would increase. Under the approved PUD, a minimum of 112,781 square feet is required to be <br />maintained as landscaping.
