Height <br /> <br />The maximum height for buildings in the B-2 District is 50 feet. The proposed restaurant would <br />have a maximum height of 26 feet – 3 inches. <br /> <br />C. Setbacks <br /> <br />The minimum setbacks for a principal structure in the B-2 District are 20 feet in the front yard <br />and rear yard, and 10 feet in each side yard. The internal lot lines within the retail center are less <br />of a concern since the site operates as an integrated planned unit development. For this proposal, <br />the primary concern is the setback from the public right-of-way along Lexington Avenue. The <br />table below provides the setbacks for the proposed Tavern Restaurant. Landscaping - Section 1325.05, Subdivision 1 <br /> <br />A Master Landscape Plan for the retail center was approved in Planning Case 09-011. For each <br />successive phase of the PUD, the developer is required to install the landscaping improvements <br />shown in this plan. The proposed tree plantings for the Tavern Restaurant match the Master <br />Landscape Plan, with six shade trees along the north side of the main driveway, three shade trees <br />along Lexington Avenue, and eight ornamental trees on the site itself. <br /> <br />As a condition of approval for Planning Case 15-002, the Arden Plaza property owner is required <br />to complete the landscaping improvements within the main parking lot as shown in the Master <br />Landscape Plan prior to the issuance of a Certificate of Occupancy for the Phase III building. <br />Arden Plaza, LLC plans to complete these required improvements in the fall of 2015. The <br />applicant is aware of this previously approved condition. <br /> <br />Minimum Caliper Inches <br />The Zoning Code requires that a minimum amount of caliper inches be provided based on the <br />gross square footage of the building. The caliper inches required is calculated by dividing the <br />gross building square footage by 320. In this case, 29.7 caliper inches of trees are required for the <br />site. The Landscape Plan for the Tavern Restaurant includes 34.5 caliper inches of tree plantings. <br /> <br />
