5 <br />stucco finish is a 3-coat application over metal lath, with 2 layers of Grade D building paper as the <br />weather barrier/drainage plane. Joints at openings and at the base of the stucco where it meets the <br />stone below, and also just above grade, will be flashed to prevent water from penetrating the weather <br />barrier and to allow for any moisture that gets behind the exterior finish material to drain out. <br />Building signage occurs on the east and west sides. The “T” circle logo on the east side serves to identify <br />the Tavern brand to people walking or travelling along Lexington Avenue. The main sign near the entry <br />utilizes the “T” circle logo, and also includes the full name of the restaurant. Total sign area is 78 square <br />feet – 38 square feet for the “T” circle logo on the east side, and 40 square feet for the complete sign <br />near the entry. Both signs are backlit. <br />Exterior lighting is primarily accent lighting, as the overall site lighting will provide most of what is <br />needed. Bollards will be used to provide additional illumination outside the entry. The patio will include <br />lights mounted on top of the 3’ high stone piers between fencing at the perimeter. Uplights mounted on <br />the ground in the landscape areas immediately adjacent to the building will highlight the vertical stone <br />accent walls. A security light (wall pack) will be mounted above the service area on the north side. <br />B-2 Design Standards Flexibility <br />There are two areas where the project is asking for flexibility to the B-2 Design Standards, but still follow <br />the spirit of the design intent. <br />·Stucco material is more than the 25% maximum, but is used as more of an accent material that <br />includes better construction techniques for improved longevity. The design of the building with <br />this material fits a nice design blend that seems appropriate for the overall look of the building <br />and in the spirit of providing good diversity of desired materials. <br />·Building transparency is not at the 50% minimum level facing public streets. Due to the building <br />being significantly below the street level in elevation, and primary kitchen wall(no windows) <br />being on this side, it was the intent to provide more glass along the other facades to <br />compensate for the lack of visibility that a person who observe from Lexington Avenue. <br />End of Narrative
