4 <br />Building design style is fairly sleek and modern with a variety of heights and materials. The façade is <br />primarily stucco with accents of stone, wood, and trellis, along with a good mix of glass in the southwest <br />entry tower and dining areas. A material wall area calculation spreadsheet is provided, describing each <br />wall portion, for further evaluation. <br />There are two wall signs located on the building. The main sign, is on the west wood façade(back of <br />bathrooms), where the wood texture and accent landscaping will add some interest. The second sign, is <br />on the east stucco façade(kitchen/service) facing Lexington Avenue. <br />There is no additional parking or pedestrian pole lighting on site, and would utilize adjacent parking lot <br />lights for proper light coverage. The restaurant will have seasonal/landscape lighting, but primary <br />exterior lighting would be attached to the building, ground-mounted (bollards and uplights), or under <br />the canopy. <br />TAVERN RESTAURANT – EXTERIOR MATERIALS AND TRANPARENCY <br />As part of the larger Arden Plaza PUD, the Tavern Restaurant is designed for primary access from the <br />development site while providing a street presence along Lexington Avenue. The entry tower at the <br />southwest corner provides convenient access from the parking area and is visible from Lexington <br />Avenue and the main driveway into the development. The exterior patio enlivens the side facing <br />Lexington. A new retaining wall along the east property line accommodates the grade change from <br />Lexington down to the project site. Service access to the kitchen area is on the north side, away from <br />the primary public areas of the site. <br />Due to the location and orientation of the building site relative to the Arden Plaza Development and <br />Lexington Avenue, all four sides of the building are visible from the public right-of-way and/or from the <br />parking area and adjacent parcels. Therefore, all elevations of the building are finished to the same <br />extent. Exterior materials were selected for durability as well as for promoting a signature image for the <br />Tavern. Stone is used at the entry as vertical accents, and as a base at the perimeter of the dining areas <br />and kitchen. Wood accent walls define the restroom projection adjacent to the entry and the spaces <br />between trellises at the patio. A sloped standing seam metal roof at the perimeter of the dining areas <br />and bar serves to break up the massing. Abundant landscaping visually ties the building to the site, and <br />is an added amenity at the patio area. Areas and percentages for each material are documented in the <br />Wall Area Calculations. <br />Windows are located along the perimeter of the dining areas, with round accent windows at the bar <br />booth area. The bar itself has a large glass bifold window which can be opened during the summer <br />months for an indoor/outdoor bar arrangement. The glass entry tower contrasts with the solidity of the <br />adjacent stone and wood accent walls, and serves as a point of emphasis. In most cases, the amount of <br />glazed area per wall exceeds the 20% minimum; this helps to alleviate the absence of glazing at the <br />kitchen, where it would be impractical. Specific glass percentages are included in the Wall Area <br />Calculations. <br />The remainder of the exterior, including the parapet walls above, is stucco. Stucco serves as a neutral <br />backdrop to keep the emphasis on the stone, wood, metal and glass, and to tie everything together. The
