CITY OF ARDEN HILLS <br /> MEMORANDUM <br /> DATE: May 7, 2001 <br /> TO: Mayor and City Council <br /> FROM: Jennifer Chaput, City Planne1cp <br /> SUBJECT: Case #01-12a, Planned Unit Development Amendment(Phase I) <br /> Manufacturers' Services,4300 West Round Lake Road <br /> Re uest <br /> The applicant is requesting to amend the Planned Unit Development for 4300 West Round Lake Road to <br /> expand the existing parking area in two phases. At this time, only Phase I, an increase of 38 spaces,has <br /> been recommended to the City Council for action. The phase II expansion (Planning Case#01-12b)was <br /> tabled at the Planning Commission for additional information. <br /> Background <br /> Manufacturers' Services was originally approved by Planning Case#96-12,permitting the construction of <br /> one building at 4300 W. Round Lake Road, with variances for building materials (insulated concrete panel <br /> with architectural reveals where brick/stone/glass required) and office buildout percentage(20%where <br /> 25% is required). <br /> The applicant is requesting that an addition of 38 spaces be provided along the southern portion of the <br /> property, expanding the current loading area to accommodate parking. Additionally, two light poles will be <br /> added to match the existing light fixtures on the property. All trees that are removed as a result of this <br /> expansion will be relocated on site with best efforts made to provide screening of the loading area as it <br /> exists currently. The ratio of office to warehouse is not proposed to change in this application. The parking <br /> expansion is to assist with current parking problems on the site.
