i <br /> Deadline for Agency Actions <br /> The City of Arden Hills received the comm "tom a application for this request nn Awl 4, 2001 Pursuant to <br /> Minnesota State Statute, the City must act on this request by June 3, 2001 (60 days), unless the City <br /> provides the petitioner with written reasons for an additional 60-day review period. The additional review <br /> period would extend to August 1, 2001. The City may, with the petitioners' consent, extend the review <br /> period beyond the August 1, 2001 date. <br /> Lastly, if the City denies the petitioners' request, "... it must state, in writing, the reasons for the denial at <br /> the time that it denies the request." <br /> Options <br /> 1. Recommend approval as submitted. <br /> 2. Recommend approval with conditions. <br /> 3. Recommend denial with reasons for denial. <br /> 4. Table for additional information. <br /> Recommendations <br /> The Planning Commission recommends approval of Planning Case#01-12,PUD Amendment for <br /> Manufacturers' Services to expand the existing parking area of 408 spaces by 38 spaces in Phase I,with the <br /> following conditions: <br /> 1. The landscape lot area shall be no less than 35%in Phase I; <br /> 2. All trees removed as a result of Phase I expansion of the parking lot must be relocated on site per <br /> landscape plans approved in advance by staff, <br /> 3. All lighting, additional and relocated, must meet the requirements of the Ordinance and match the <br /> existing fixtures on site; <br /> 4. All trees that have died since the initial development of the site must be replaced per landscape plans <br /> approved by staff; <br /> 5. With respect to the removal of all trees, a best efforts approach to removal and replacement of trees <br /> along the southern border of the parking area is acceptable; <br /> 6. The applicant must satisfy Rice Creek Watershed District permitting requirements; and <br /> 7. Application for a building permit must be made with the City Building Official. <br /> Updates: None at this time. <br /> 2 <br />
