Short of TCCAP,there seems to be a limited amount of real estate for
commercial development. This shortage may Just be a perception, if so better marketing is needed.
Lack of being roactive in redevelopment of existing Arden Hills due to focus on TCAAP.
roadwa system.... Traffic
34, This may just be ignorance on my part as only an 18 month resident of AH, but I don't see a well
organized professional office area of the city. It appears as though there is significant business structure
in lace but I don't see a well organized, attractive business park.
M--
Uncertainty about the future of the alost four-acres TCAAP property.
The most restricting factor is a disfunctional city council that has no vision, is wedded to the status quo
and panders to the objections of the minority. The city council has restricted Pres Homes from developing
its site on Lake Johanna Blvd. and CR D as well as the redevelopment of the old city hall site to name two
examples.
$Z. The City Council does not want seem to want to invest in its existing residents. Council members cater to
minority interests instead of doing what is in the best interest of the community. We need a Council that
wants to enhance the quality of life for its existing citizens. For starters support healthy living and active
communities, support off-road pathways, support bike lanes. Make Arden Hills a desireable place to live
AND work.
Ver limited in land choices
If employers with a variety of jobs are to be attracted, affordable housing and public transportation are
necessary -the city is sorely lacking in both. The city has worked against these things in the past, giving
the cit the image of an elitest unwelcomin lace.
4Q, Cit Government.
4L We have a tired strip mall with a sea of asphalt in front of it and call it our downtown. Can we help that
area by creating a place where people like to go, where they don't just go to take care of business and
then scurry away? I know that conversations have taken place to redevelop that area, and I hope that
the opportunities are not lost. I also hope that the existing businesses figure into any plans. The whole
to is of the arms plant is too complex to cover in this format.
42. A view, dating back to earlier years of City government, that keeping taxes low - essentially at the cost of
everthing else- is the key to good government. I believe that the increasing younger population in Arden
Hills wants and deserves a City that looks to the future rather than dwells in the past. We are no longer a
"village" -at least in terms of governance; we are a high-demand second-tier suburb that has locational
and geographical advantages that few other cities can claim. I also believe that most citizens are less
opposed to being taxed for a thoughtful, progressive development approach than they are to being taxed
for a development philosophy that values the status quo over growth.
4A. A roactive vision statement and guidelines for where and how the city wants to grow.
4§, Communications between the residents and the city.
47- Don't know.
4B. The ma or. Limited space for additional bi businesses.
This item is very unclear. If the question is what issue most restricts development in teh City, my
res onse would be effective leadership on the part of the council and City administrator.
SA. Lack of a centralized business area. The development of the arsenal property would solve that problem.
Arden Hills Economic Development Survey
June — July 2006 Based Upon 76 Responses
