City of Arden Hills - Comprehensive Plan - DRAFT <br /> Since the 2008 current land use data is based on actual land usage while the <br /> 1998 future land use data was based on what was anticipated to occur, the two <br /> data sets will not match. The differences between the two data sets are largely <br /> attributable to more accurate data in 2008, the acknowledgement of vacant land, <br /> and the delayed redevelopment of the TCAAP property. The 2008 categories <br /> are more specific because it is existing land uses can be evaluated while the <br /> 1998 data was based on future land uses. The 2008 Future Land Use data will <br /> also use more general categories like the 1998 Future Land Use map. <br /> There were a few land use changes between 1998 and 2008 that contributed to <br /> the increased right-of-way. The Hazelnut Park #3 subdivision and subsequent <br /> extension of Katie Lane increased the amount of land used for right-of-way; <br /> however, the road that connected Red Fox Road to Grey Fox Road was vacated. <br /> The availably of more accurate data is reflected in the water category. While <br /> yearly fluctuations may have contributed to the change in water cover, more <br /> accurate data is likely the reason for the 88 increase water cover. <br /> Of the 131 acres of vacant land in 2008, approximately 70 acres are zoned for <br /> residential, 40 acres are zoned commercial, and 21 acres are light industrial. <br /> The vacant land does not include the TCAAP property. <br /> Finally, the existing TCAAP property land uses in 2008 is the most notable <br /> difference from the 1998 future land uses. Since 1998, the number of acres that <br /> were anticipated to be part of the TCAAP redevelopment has been reduced, and <br /> the development itself has been delayed. While a specific timeline for <br /> redevelopment on the TCAAP property is not yet known, much of the <br /> development is anticipated to occur in phases over the next ten to twenty years. <br /> The 2008 existing land uses are defined as follows: <br /> 1. Single family detached (SFD)— includes all detached single family <br /> homes. <br /> 2. Single family attached (SFA)— includes all attached single family <br /> homes such as townhomes with separate entrances. <br /> 3. Multiple family(MF)— includes apartment buildings and condominiums <br /> of more than one story. <br /> 4. Manufactured housing (MH)—includes manufactured and mobile <br /> homes in specialized parks. <br /> 5. Neighborhood business (NB)— neighborhood business designates <br /> small, isolated areas for neighborhood commercial land uses when <br /> they are compatible with surrounding residential uses. <br /> 6.
