City of Arden Hills - Comprehensive Plan - DRAFT <br /> While a redevelopment plan for this property was not adopted in time for <br /> this Comprehensive Plan, residential uses or a mix of residential and <br /> small-scale commercial uses are anticipated. If developed as residential, <br /> the property would be developed at a density of at least three units per <br /> acre. <br /> 6.4.3 B-2 General Business District Small Area Plan <br /> In March 2008, the City initiated a visioning and small area planning <br /> process for the B-2 General Business District, which is centered on <br /> County Road E between Lexington Avenue and Hamline Avenue/Highway <br /> 51. This area is comprised of retail, service, and office uses. Long <br /> considered the downtown of Arden Hills, the district is a mix of newer and <br /> older buildings. As this corridor ages, redevelopment is anticipated. The <br /> purpose of the planning process is to develop a long-term vision for the <br /> future redevelopment of this corridor. The results of this study may be <br /> incorporated into the Comprehensive Plan. <br /> 6.4.4 Lexington Avenue Small Area Plan <br /> The industrial/office area between that is surrounded by Lexington <br /> Avenue, Hamline Avenue/Highway 51, Interstate 694, and the railway <br /> owned by Canadian Pacific is used by a number of small and large <br /> businesses. Much of this area was developed from the 1950s to the <br /> 1970s and while its access to Interstate 694 is of great importance, many <br /> of the buildings have begun to age and are not as functional for new <br /> manufacturing and warehousing uses. As redevelopment pressure <br /> increases, a small area plan may be required to comprehensively address <br /> the redevelopment needs in this area of the City. <br /> 6.4.5 Manufactured Home Community <br /> This section requires further discussion with the Planning Commission and <br /> City Council prior to being written. <br /> 6.4.6 TCAAP Redevelopment <br /> As noted in Chapter 5, a specific land use plan for TCAAP has not yet <br /> been adopted by the City. Upon selection of a land use plan, this <br /> Comprehensive Plan will be amended to fully reflect the land use <br /> designations in TCAAP.
