Identify active and passive recreation needs based on proposed land uses. <br />2. Develop a parks and open space plan that meets identified needs including an estimate <br />of park development and maintenance costs. <br />3. Map showing size and location of parks, trail corridor, and paths/trails. <br /> <br />Task 2.7 Implementation Plan. The Implementation Plan will include: <br />• Identification of public improvements; <br />• Construction estimate of public infrastructure; and <br />• Public/private development phasing plan to align public infrastructure investments with <br />private development. <br /> <br />Task 2.7 Deliverables. <br />1. List of public improvements that would be installed and/or maintained by the City. <br />2. Analysis of the cost of infrastructure per acre per land use. <br />3. A phasing plan to align public improvements with private development. <br /> <br /> <br />Task 3.0 Regulations and Policies (Alternate) The City is seeking a regulatory <br />framework that is in compliance with federal, state, and local laws, provides prescriptive <br />regulations that are clear to the development community, offers some degree of flexibility, and <br />supports development that is consistent with the Master Plan. If Task 3.0 is authorized by the <br />City, the Regulations and Policies must include: <br />• Approval of zoning district overlays with details that include; <br />o Design standards <br />o Massing <br />o Relationship with the street <br />o Setbacks <br />o Lighting requirements <br />• Review and update of existing City regulations as they relate to the TCAAP site; <br />o Permitted land uses <br />o Landscaping and tree preservation <br />o Sign regulations <br />o Subdivision ordinance
