Qrdinance 2010-012 <br />wauld be in the public interest and would be consistent with the purpase <br />af the B-2 District. � <br />Subd. 4 Hotel/Motel Additianal Conditional Use Permit Criteria. In additian to <br />meeting the reqc�irements of Section 1345 and 1355.Q4 Subd 3, hotel/matels shall <br />cc�nf4rm to the fQll4wing: <br />A. Meet building c4de rec�uirerrtents; <br />B. Entrance ta each roam shall be fram an indaor corridor; <br />C. Landscaping shall be brought into cflnformance with section 1325.Q5 <br />Subd l. <br />Subd. 5 Design Standards. The standards in section 1325 shall apply. <br />1320.09 Special Requirements for the B-3 Service Business District. The aesthetic and <br />trartsportation impacts fram new developments and redevelopments rrrust be evaluated to help <br />ensure the long-term viability and success of the B-3 District. Accomptishing the pu�pose of the <br />B-3 District requires particular concern for the design af buildings, site features (such as <br />landscaping, lighting, and signage}, site layout, building materials, site design, and ather related <br />design elements. To that end, new development and redeveloprnent shall confarm to the <br />standards in this and related zoning requirernents. In reviewing and approving land use <br />applications, the City Council shall make the final determination an the compatibility and <br />cansistency with all provisions in this and related sections of the Zoning Ordinance. (xe�ised <br />rzir �i2oas� <br />Snbd. 1 Procedure. To further accomplish the stated purpose of the E33 District, � <br />the following procedures shall be used_ <br />A. Proposa[s for new C4i1Sii`UCE14T1, redevelapment of a site, and <br />significant modifications to existing sites shall use the Planned Unit <br />Develapment (PUD) process_ The PUD prQposal shall identify any <br />requested modifications from the applicable zoning requirements as well <br />as the reasons why the modifications would be in the public interesE and <br />wouid be cansistent with the purpose of the B-3 District_ Modifications to <br />these requirements may be granted by the City without a variance thrQugh <br />the PUD prc►cess. Conditionai use permits may also be required for uses <br />tisted in Sectian 1320.05. <br />$. Cc�nditianal Use Permits, Site Plans, and other development <br />agreements that were approved for development sites before December 8. <br />2Q08, shall remain in effect but shall use the Planned Unit Development <br />Process for future site amendrnents. <br />C. The fQllowing items shall not be considered signi6cant modificatians <br />to an existing site and shall be exempt from the PUD pracess but shall be <br />subject to administrative review and approval: <br />� <br />Page 42 of 84 <br />
