� <br />Ordinance 2010-OI2 <br />� (i) Internal alterations to buildings that do not result in a change t4 the <br />building height, roof iine, or footprint unless the changes will have a <br />notable increase in traffic and/or parktng needs as determXned by the <br />Community Development Directar or their designee; <br />{ii) Reptacement, maintenance, or repair of existing materials, <br />including exterior finishes, signage, landscaping, and parking lats; <br />{iii} Minor modificatians to the exteriar of a building ar a site that <br />substantially conforms to the design standards in Section 1325 and has <br />no discernable irripact on traffic as determir�ed by the Community <br />Develapment Direc#or ar iheir designee; <br />D. The provisians in this Seetion rriay be rnodified by the City Council to <br />a11ow plar�ting flexibility without ihe need for a variance ta encaurage <br />coaperative dialogue between the appiicant and the City. Minor <br />improvetnents to existing uses shouic! be encouraged withaut costly <br />upgrades ar complete changes to a site. <br />Subd, 2 Uses. <br />A. Permitted uses {as specified in the Land Use Chart, Sectian 1320.45, <br />for the B-3 District} that occupy exisEing buildings do not require a <br />� conditional use permit prior to occupancy. Qther city permits may be <br />required. <br />B_ Conditional uses (as specified in the Land Use Chart, Section 1320_Q5, <br />for the B-3 District} require an approvcd conditional use permit prior to <br />occupancy. Other city permits may be req�ired. <br />Subd. 3 Special Regutatians for Drive-Up Windows in the B-3 Districi. Sectian <br />l 325.04 of this C4de, specif es additional requirements for drive-up windows and <br />automobile service statio�s. The provision whereby the proxirr�ity requirement of one <br />thousand three hundred and twenty (1,320} feet between drive-up windows may be <br />waivec� if the follawing conditions are met: <br />A. The operation consists of one or mc�re drive-up windowsand is an <br />integral part of a buildin� cantaining 4ne or more ather a(lowed uses, ar <br />the operation is part of an architecturaily unified complex containing two <br />or rnore businesses using drive-up windaws <br />B.
