. <br />Ordinance 2010-OI2 <br />0 <br />A. Uses_ Uses as shown on Land Use Chart Section 1324,05, under the <br />CC District as permitted and conditional uses are allowed. Uses not � <br />expressly siated on the chart are not allowed, unless determined by the <br />City Council that the us� is similar tc� the allowed uses and that tlae use is <br />in the best interest af the City and the CC Disirict. In this case, the <br />applicant must demonstrate to the satisfaction of the City that the <br />proposed uses, lot sizes, height, use mix, location and relationship with <br />other existing and proposed uses are compatible and comple�nentary both <br />internally ar�d with adjacent uses, and me�t the irttent of tl�e CC District <br />purpases and the criteria for allowable uses. <br />B. Staging Area. With the exceptian of during a new construction period, <br />siaging areas sha11 be free of such materials, equipm�ent ar vehicles at the <br />cic�se of each business day. C}vernight, weekend or holiday starage is not <br />permitted. Materials tra��sfer is permitted anly far such activities <br />necessary during the normal day-to-day business operation between the <br />hours of 6:Q0 a.m. and 6:40 p.m. Monday thrgugh Friday. <br />C. Hazardous Materials. All hazardous materials used or stored c�n site <br />are subject ta the regulation of the State Fire and Buildirrg Cade and the <br />Minnesota Pollutian Control Agency {MPCA}. <br />D. Internal Traffic CQntral. All buildings shall be accessible to and fram <br />nearby public streeis_ City desi,gn review will include pedestrian, bicycle, � <br />transit and autamotive circulation patterns and needs. <br />Subd. 3 Prohibited Uses. Some land uses are specifically not cotnpatible with the <br />stated purpose af the CC District. The fallawing uses are therefore prc�hibited: <br />A. Qutdaor storage of equipment, vehicles, and materials. Any type of <br />storage associated with use must be fully contained within primary ar <br />accessory building. Materials used in "stagin� areas" musi not remain on <br />grc�und far mc�re than twenty-four (24) hours_ <br />B_ Towers for telecammunications. 4nly aniennas that are flush, parallel, <br />unobtrusive and pair�ted the same color as building wi11 be allowed. <br />C. Qpen sales, rental or storage lats, including but TIQ� iliT11��CI t0 C�iS, <br />buses, trucks, mQtorcycles, bicycles, reereational vehicles, irailers, boats, <br />mobile homes, machinery, lumber, building materials, landscape <br />materials, and similar items_ <br />D.
