The maximum number of dwelling units will he determined based <br />on the capacity of the adjacent roadways and Ii11�FS�CItf}I1S as <br />determined by the reqezired traff c study and City review but shall noi <br />exceed �fteen hundred {],504) dwelling units. <br />3. Single-family dwellings {aitached or detached), two-family <br />dwellir�gs, ar tawnhouses shail co�nprise at least 70 perce�t of the total <br />number c�f dwelling units c�n the TCAAP property. Muiti-family <br />dwellings, including apartrr�ents, cooperatives, and condc�miniuzns, <br />shail not cantain more than chir�y (3Q°fo} percent af the dwelling uniis <br />on the TCAAP property. At Ieast fifty {SO°/a} percent of the multiple <br />family dwelling units shall be owner occupied or cooperative units <br />4. Apartments ar�d condc�zniniums shall not be cc�ncentrated near the <br />entrance to Highway 96 or be entirely cancentrated withir� one area of <br />the TCAAP praperEy. Apartments and condaminiurrys shall be iocated <br />so that the entrance at County Road II is considered the primary <br />entrance and exit to the property. Connections between cammercial <br />uses and apartments and candominiums shall be required to help ereate <br />synergy between these uses and to provide access ta emp�oyment <br />opportunities for the residents. <br />5. Nursing home and assisted living uses shall nat exceed tifteen <br />acres ofthe Mixed Residential zoning d�strict. <br />6. Single-farnity dwellings {attached and detached), two-family <br />dwellings, and townhomes shail be limited to ihirty-five (35} feet in <br />height_ <br />7. Apartments, condominiums, and cc�operatives shail be limited ta <br />fifty-five {55) feet in height. <br />8. Apartrnents, cooperatives, condvminiums, and other multi-family <br />housing sha11 be in substantial canformance with the design standarc�s <br />in Sectior� 1325.05 Subd. 8. <br />9. Nousing design shall utilize a variety of building sizes, designs, <br />layQuts, facades, and lat sizes.
