Ordinance 2010-012 <br />D. Mixed Business. The following design standards shall apply in the � <br />Mixed Business District: <br />1. The City is seeking to diversify its commercial tax base and <br />generate high quality jobs to create an economicaliy sustainable <br />development and community. The City is seeking a corporate campus <br />to help diversify the City's commercial tax base and provide a mix of <br />employment opportunities. The City is seeking to establish a viable <br />grouping of retail uses to enhance long-term sustainability and create a <br />destination for residents and visitors. <br />2. Structures must be constructed from high quality, long-lasting <br />materials and be in substantial conformance with the design standards <br />in Section 1325.05 Subd. 8. <br />3. The total building square footage in the Mixed Business District <br />wili be determined based on the capacity of the adjacent roadways and <br />intersections as determined by the required traffic study and City <br />review but shall not exceed 2.2 million square �eet. Office Showroom <br />and Office Warehouse shall not exceed fifteen (15%) percent of the <br />total building square footage in the Mixed Business District_ <br />4. Individual retail users shall be limited to no more than fifty � <br />thousand (50,000) square feet but two individual retail users may have <br />a building footprint up to one hundred thousand ( l 00,000) square feet. <br />5. Structures with warehousing shall contain an office or retail <br />component comprising at least ten percent ( I 0%) of the <br />estabtishment's gross floor area. <br />6_ Service stations shall not exceed a maximum 1ot size of one (1) <br />acre. If the service station occupies more than one lot, the combined <br />lot size shall not exceed one ( l) ac�-e. <br />7. Buildings in the MB District shall be limited to sixty (60) feet in <br />height. Additional building height may be permitted by conditional <br />use permit if: <br />a. The additional height provides an economic benefit as <br />determined by the City Council; <br />b.
