The standards in section 1325 shall apply. <br />1320.09 Special ReqUirements for the B-3 Service Business District. The aesthetic and <br />transportation impacts fram new developments and redevelapments sr�ust be evaluated to help ensure <br />the lang-term viability and success of the B-3 District. Accomplishing the purpase of the B-3 <br />District requires particuiar cancern for the design of builda`ngs, site features (such as landscaping, <br />lighting, and signage�, siie Iayout, building materials, site desi�,n, and ather related design elements. <br />To that end, new development and redevelopment shall conform to the standards in this and related <br />roning requirements. In reviewing and approving ]and use applications, the City Council shall make <br />the final determinatian on the campatibility and consistency with alI provisaons in this and related <br />sections af the Zaning Ordinance. (Revised 1 217 7/2008) <br />Subd. 1 Proeedure. To further accomplis�:;;the stated purpc�se of the B3 District, the <br />followin� procedures shall be used: <br />� <br />A. Proposals for ne� con�#�uct��n, redevelopment of a site, and significant <br />modifications ta existing sife�:::�ial} use the Planned Unit Development (PUD) <br />process. The PUD prc��osal s��l:;:,identify any requested madifications from <br />the applicable zoning;;_: ret�i���e�ients as u�ell as the reasans why ihe <br />modifications would be ii�:;��ie public interest and �uould be c�nsistent with the <br />pu�aose of the,_����'�istri�t. Modifications tc� these requirements may be <br />granted bv the:::�ity. �u���� a variance through the PUD process. Conditiona] <br />use permits may`��o be required far uses listed ir� Section 1324,Q5. <br />B. Carzt�itional U�e Pezmits, Site Plans. and c�ther develapment agreements <br />that were'==�apra��d for development sites before December 8, 2008, shail <br />remain in e£'fe�` b�t shal] use the Planned Unit Deveiopment Process for <br />future site amendmenis. <br />C.
