The shrubs that are to be <br />relocated are labeled as M in Attachment F. <br /> <br />As stated in the narrative, the applicant met with the Operations Manager of United <br />Technologies, located adjacent to the property at 1275 Red Fox Road, and he felt that the <br />abovementioned modifications were acceptable in order to properly screen the affected area. <br /> <br /> <br />Findings of Fact: <br /> <br />Staff offers the following seven (7) findings of fact for this proposal: <br /> <br />General Findings: <br />1. The applicant is requesting a Planned Unit Development (PUD) Amendment for the Red <br />Fox Business Center. <br />2. The property is located at 1235 Red Fox Road within the I-Flex Zoning District. <br />3. The applicant has constructed two (2) multi-tenant light industrial building on the site. <br />4. The amendment to the PUD is being requested in order to permit the design changes that <br />occurred during the construction of Building 1. <br />5. The design change includes the omission of a section of windows and corresponding <br />façade enhancements around the window opening area. <br />6. The applicant is updating the Exterior Elevation Plan (A3.1) to depict the façade changes <br />that occurred on the west elevation of Building 1. <br />7. The applicant is updating the landscaping plan to include additional screening for the <br />areas that have been affected by the window omission. <br /> <br /> <br />Recommendation <br /> <br />The findings of fact for the Planned Unit Development (PUD) Amendment support approval. <br />However, if the City Council chooses to deny the application, the findings of fact would need to <br />be amended to reflect the reasons for the denial. <br /> <br />Based on the submitted plans and findings of fact, staff recommends approval of Planning Case <br />16-007 for a Planned Unit Development (PUD) Amendment for changes to the façade on <br />Building 1 of the Red Fox Business Center located at 1235 Red Fox Road. If the City Council <br />recommends approval of this request, staff recommends that the following eleven (11) conditions <br />be included with the approval: <br /> <br />1. That the project shall be completed in accordance with the submitted plans <br />as amended by the conditions of approval. Any significant changes to <br />these plans, as determined by the City Planner, shall require review and <br />approval by the Planning Commission and City Council.
