At <br />least fifty (50%) percent of the multiple family dwelling units shall be <br />owner occupied or cooperative units <br /> <br />4. Apartments and condominiums shall not be concentrated near the <br />entrance to Highway 96 or be entirely concentrated within one area of the <br />TCAAP property. Apartments and condominiums shall be located so that <br />the entrance at County Road H is considered the primary entrance and <br />exit to the property. Connections between commercial uses and <br />apartments and condominiums shall be required to help create synergy <br />between these uses and to provide access to employment opportunities <br />for the residents. <br /> <br />5. Nursing home and assisted living uses shall not exceed fifteen acres <br />of the Mixed Residential zoning district. <br /> <br />6. Single-family dwellings (attached and detached), two-family dwellings, <br />and townhomes shall be limited to thirty-five (35) feet in height. <br /> <br />7. Apartments, condominiums, and cooperatives shall be limited to fifty- <br />five (55) feet in height. <br /> <br />8. Apartments, cooperatives, condominiums, and other multi-family <br />housing shall be in substantial conformance with the design standards in <br />Section 1325.05 Subd. 8. <br /> <br />9. Housing design shall utilize a variety of building sizes, designs, <br />layouts, facades, and lot sizes. While housing design shall be <br />complementary, detached adjacent housing structures shall not use <br />substantially similar exterior facades, including paint colors, materials, <br />layouts, or designs. <br /> <br />D. Mixed Business. The following design standards shall apply in the Mixed <br />Business District: <br /> <br />1. The City is seeking to diversify its commercial tax base and generate <br />high quality jobs to create an economically sustainable development and <br />community. The City is seeking a corporate campus to help diversify the <br />City’s commercial tax base and provide a mix of employment <br />opportunities. The City is seeking to establish a viable grouping of retail <br />uses to enhance long-term sustainability and create a destination for <br />residents and visitors. <br /> <br />2. Structures must be constructed from high quality, long-lasting <br />materials and be in substantial conformance with the design standards in <br />Section 1325.05 Subd. 8. <br /> <br />3. The total building square footage in the Mixed Business District will be <br />determined based on the capacity of the adjacent roadways and <br />
