<br />City of Arden Hills <br />Planning Commission Meeting for April 6, 2016 <br /> <br />P:\Planning\Planning Cases\2016\PC 16-006 - Scherer Brothers Lumber Co. - Site Plan Review\Memos_Reports_16-006 <br /> <br />Page 2 of 6 <br /> <br />property is located in the I-2 General Industrial District and generally located north of Highway <br />96, south of County Road H, east of Interstate 35W, and west of US Highway 10. <br /> <br />The proposed request includes the replacement of the existing 180 square foot “Scherer Bros. <br />Lumber Company” sign with a new 165 square foot Scherer Brothers logo and letter set as <br />depicted in Attachment B. As proposed the new non-illumined sign would be approximately 15 <br />square feet smaller than the existing signage and would be positioned in the same general area <br />along the western façade of accessory building. The property owner has indicated that the <br />updated signage would provide a uniform look to complement the other signage on the property, <br />create better visibility for the business and the products and services they provide to the <br />community, and enhance the visual aesthetic to the traveling public. <br /> <br />The applicant has provided a project narrative explaining the request (Attachment A) and the <br />sign renderings/plans for the property depicting the proposed and existing signage (Attachment <br />B). <br /> <br />2. Sign Evaluation <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Section 1240.02 of the Sign Code regulates the types of wall signage permitted within the City. <br />This particular property is classified in the Sign Code as “other commercial or industrial district <br />without frontage on a roadway designated”, therefore, standards for Sign District 7 apply in this <br />case. In this district, the Code permits no more than forty-five (45) square feet of sign copy area <br />for wall signage, and no more than one (1) freestanding sign on any site except in cases where <br />properties front more than one (1) public street. <br /> <br />Section 1325.05 Subd. 6 of the City’s Design Standards states that the City should evaluate the <br />impact of the proposal in regards to design, scale, massing, materials, height, and other similar <br />project aspects.
