Commers, <br />The Commers Company <br />35 West Water Street, Suite 200 <br />St Paul MN 55107 <br /> <br />Size of the Development: <br /> <br />The parcel is 1.29 acres, and the existing building is approximately 9,000 square <br />feet, which will remain the same. <br /> <br />Development Concept: <br /> <br />The purpose for this application is to pursue approval of proposed site plan <br />improvements undertaken as part of a broader private investment program in the <br />property. The County Road E improvements made by the City earlier this year <br />beautified the street and added new public sidewalks, boulevard trees, decorative <br />street lights, and improved grass boulevards. The improvements also created an <br />opportunity for the property at Arden Square to reconfigure its drive-aisle access <br />to County Road E. The Owner agreed to eliminate one large drive aisle, and this <br />work was completed the fall of 2015 in collaboration with the City road <br />contractors and McGough Construction, Owner’s General Contractor. The Owner <br />also hired McGough Construction to conduct a building façade facelift. McGough <br />has completed 95% of this facelift work. Remaining work in warmer weather will <br />include additional painting and minor punch list items. <br /> <br />The proposed site plan improvements build on this progress by re-arranging the <br />property’s drive lanes and parking spaces into a more efficient use of space. The <br />property is approximately 50% leased to the American Red Cross, leaving an <br />opportunity to lease approximately 4,500 square feet to a tenant interested in <br />accessing the Arden Hills marketplace.
