City of Arden Hills <br />PUD Written Statement Addendum – Monument Sign <br />April 21st, 2016 <br /> <br /> <br /> <br />Applicant: Arden Square, LLC <br /> <br />Address: 1160 West County Road E, Arden Hills MN <br /> <br />Planning Commission Direction: <br /> <br />At its April 6th meeting, the Arden Hills Planning Commission requested City <br />Staff and the Applicant work together to explore options for the proposed <br />monument sign. <br /> <br /> <br />Follow Up: <br /> <br />Staff and the Applicant followed up with multiple phone conversations and a <br />meeting at the site to review concerns and explore options. The Applicant made <br />two additional site visits and consulted with its architects and leasing brokers. <br /> <br />City concerns included: <br /> <br />• Will the proximity of the proposed sign to the eastern property line block <br />westward views for drivers exiting westward from the Arden Plaza <br />driveway? <br /> <br />• Will the proximity of the proposed sign to the eastern property line create <br />confusion with the already approved monument sign at the western edge <br />of the Arden Plaza redevelopment site? <br /> <br />• Will the location of the sign facilitate good traffic circulation to the <br />property? <br /> <br />Applicant concerns included: <br /> <br />• Will the potential rental rates and therefore property value of the site be <br />negatively impacted by changes to the proposed sign? <br /> <br />• Will a new location provide sufficient visibility from Lexington Avenue, <br />the important local retail corridor? <br /> <br />• Will a new location provide sufficient visibility around existing site <br />landscaping trees?
