Conclusion: <br /> <br />The Applicant believes the concerns of the City can be avoided with the sign as <br />proposed; however, in the interest of collaboration and of avoiding even the <br />possibility of those concerns the Applicant proposes a win-win solution, as <br />follows. To address the concerns surrounding visibility, the Applicant believes it <br />is imperative that the sign height and size be permitted as proposed in the original <br />application. The Applicant therefore requests Council action to revise the <br />proposed PUD Condition #9 to allow installation of the sign as proposed in the <br />Application provided the Applicant install the sign in the new location as shown <br />on the updated A1 Site Plan (enclosed). Assuming that flexibility is permitted, the <br />Applicant believes the visibility and therefore market value of the property can be <br />maintained even in light of a significant relocation of the sign westward to the <br />eastern edge of the drive-aisle from County Road E. <br /> <br />The Applicant respectfully thanks the City Staff, Planning Commission, Mayor <br />and City Council Members for your consideration of this exciting transition for <br />the Arden Square property. We look forward to making these site modifications, <br />bringing in a quality tenant to occupy the recently renovated vacancy next to <br />American Red Cross, and contributing to the ongoing investment program along <br />the County Road E corridor.
