2. Lots of less than five (5) acres within a mixed use project may be <br /> permitted only when the applicant has demonstrated satisfactorily that: <br /> a) The lot will be the site of a use that will be compatible with and <br /> will complement and enhance existing and planned businesses. <br /> b) The primary business of the proposed complementary use will <br /> serve business activities within the GB District. <br /> 3. Single use projects, excluding service stations with retail sales and <br /> services and with a car wash, shall contain a minimum area of ten (10) <br /> acres. <br /> 4. Interior lot lines within a mixed or single use project may be <br /> located to allow individual ownership of specific buildings. To allow <br /> maximum development creativity and flexibility, regulations such as side <br /> and rear yard building and parking setbacks, F.A.R., number of parking <br /> spaces, percent of landscape area, etc., may be modified for individual <br /> parcels and interior lot lines. However, the regulations for these same <br /> items must be met for the total mixed use or single use project area and <br /> exterior project lot lines. <br /> a) Minimum Building Size. To accomplish a scale of <br /> development consistent with the defined purpose of the GB District, <br /> the minimum ground floor area of a building other than residential <br /> uses, and for service stations with retail sales and services and with a <br /> car wash, shall be twenty thousand (20,000) square feet, except as <br /> otherwise regulated herein. <br /> b) Maximum Floor Area Ratios (F.A.R.). The total F.A.R. of a <br /> Mixed-Use project shall not exceed 0.5. In order to achieve the open <br /> space objectives of the GB District, mixed use projects shall conform <br /> with the following relationships, F.A.R., building height, and <br /> landscape lot area. <br /> Minimum Maximum Minimum <br /> Building Height Project Landscape <br /> In Stories F.A.R.
