Floor Area Ratio (FAR) – Meets Requirements <br /> <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in <br />square feet from the exterior sides of the exterior walls, but not including covered porches; <br />decks; any space where the average floor-to-ceiling height is less than six feet; attached or <br />detached garages; and other detached accessory structures. FAR is calculated by dividing the <br />sum of all gross horizontal floor areas by the square footage of the lot. <br /> <br />Within the I-1 – Limited Industrial District, a total FAR of up to 60% is permitted for <br />structures. Although Phase 1 of the project does not include any new structures, the Master <br />PUD and Phase 2 of the project suggest a new four (4) story office building with an <br />additional 155,000 square feet.
