Area and Dimensions of Each Parking Space – Meets Requirements <br /> <br />The Zoning Code requires individual parking stalls to be at least 9 feet in width and 18 feet in <br />length. All parking stalls shown on the Site Plan conform to this standard. <br /> <br />F. Location of Parking Spaces – Meets Requirements <br /> <br />Off-street parking stalls must be located at a minimum of 20-feet from the public right-of- <br />way line and 5-feet from any side or rear property lines. With the proposed expansion of the <br />north parking lot in Phase 2, no parking spaces would encroach into the setback requirements <br />for parking lots. The Site Plan (Attachment B page L04-04) indicates a parking lot setback <br />of 28-feet 9-inches from the right-of-way/property line and 191-feet from the side property <br />line. <br /> <br /> <br />2. Chapter 12, Sign Code Review <br /> <br />A. Freestanding Signage – Flexibility Requested <br /> <br />The Land O’Lakes property is located in Sign District 6, where each property is allowed one <br />freestanding monument sign measuring up to 45 square feet in area not to exceed 12 feet in <br />height. However, since the property fronts three (3) public streets, two additional freestanding <br />monument signs are permitted, one for each adjacent street. The additional freestanding <br />monument signs are allowed a sign copy area of 22.5 square feet each. Currently, the site has <br />three (3) existing freestanding monument signs, one along Interstate 694, one along Lexington <br />Avenue North and the other along County Road F West. <br /> <br />In this case, the applicant has proposed to move the existing non-conforming sign along County <br />Road F West to the new “Employee Entrance” across from Innovation Way (Attachment B page <br />L04-11). Flexibility is being requested in order to move the existing non-conforming sign to the <br />new entrance location along County Road F West. <br /> <br /> <br />3. Chapter 11, Subdivision Code <br /> <br />A. Park Dedication <br /> <br />Section 1130.08 of the Subdivision Code (Public Use Dedications) states that the City may <br />require as a condition of approval for a Planned Unit Development the dedication of land, or <br />payment in lieu, and park improvement fees if it is determined the project will result in an <br />increased demand for park land or improvements.
