A total of 757 square feet of plantings is required based on this <br />provision. The applicant has proposed 1,210 square feet of perennial plantings, or 16.0 percent of <br />the landscape lot area. As a result of the plan revisions, the area of perennial plantings has <br />increased by 50 square feet. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Planting Islands <br />The Zoning Code requires that ten percent of a surface parking area be occupied by planting <br />islands that include a minimum of one tree planting. Parking islands must be at least 150 square <br />feet in size. As a result of the plan revisions, the parking lot area occupied by planting islands <br />decreased from 15 to 13.3 percent. Each planting area includes a minimum of one tree. <br /> <br /> <br />2. Chapter 12 – Sign Code <br /> <br />The property at 1150 County Road E is located in Sign District 4, which applies to all properties <br />with frontage on County Road E. However, as part of the Master PUD approval the entire retail <br />center was designated as being within Sign District 5 (properties with frontage on Lexington <br />Avenue south of Interstate 694). MedExpress is permitted up to 80 square feet of wall signage. <br />The sign plan reviewed by the Planning Commission included 200 square feet of wall signage. <br />The Planning Commission recommended as a condition of approval that wall signage not exceed <br />150 square feet. <br /> <br />MedExpress has submitted a revised sign plan with a total of 147.9 square feet of wall signage <br />(Attachment E). The north and west building elevations would each have 57.2 square feet of wall <br />signage, and the south elevation would have 33.5 square feet. No additional freestanding signage <br />is proposed for the property. <br /> <br /> <br />3. Traffic Study and Transportation Improvements <br /> <br />A traffic study was completed in 2007 that evaluated the full build-out of the Arden Plaza retail <br />center. An additional study was completed in 2008 in conjunction with the B-2 District Guiding <br />Plan that looked at the redevelopment of Arden Plaza in addition to other development <br />opportunities along the County Road E corridor.
