6 <br />189822v4 <br />15. The proposed building standards, design and colors shall be in <br />conformance with the plans submitted to and approved by the City. The building shall be <br />constructed of masonry brick. <br />16. Landscaping shall be installed pursuant to the plans and details submitted <br />to and approved by the City. <br />17. All signage shall be installed pursuant to the plans submitted to and <br />approved by the City. The building shall be permitted no more than a total of 150 square feet of <br />wall signage. <br />18. As shown on Elevation A3 and Elevation A3.1, the interior of the tower <br />features at the northwest and southeast corners of the building shall only be lit between the hours <br />of 8:00 a.m. and 10:00 p.m. <br /> B. Required Improvements. The project shall be completed in accordance with the <br />submitted plans as amended by the conditions of approval. Any significant changes to these <br />plans, as determined by the City Planner, shall require review and approval by the Planning <br />Commission and City Council. <br /> C. Required Permits. The applicant shall obtain all necessary permits, including, <br />but not limited to, NPDES, Rice Creek Watershed District, Ramsey County, and City Grading <br />and Erosion Control Permits. Copies of all necessary permits shall be submitted to the City prior <br />to the issuance of any development permits. <br /> D. Security. <br /> (1) The Developer shall submit a financial surety in the amount of 125% of <br />the estimated costs of site improvements including grading, utilities, and paving, prior to the <br />issuance of any development permits.
