Page 2 of 2 <br /> <br />Alatus will be available at the meeting to discuss their justification for their request. Alatus has <br />additional raised the issue of the percent of efficiency units allow within a single building. Their <br />comment is as follows: <br /> <br />“Section 1325.045 subd. 6 states that the number of efficiency units in a multiple unit dwelling <br />shall not exceed 15% of total number of apartments. They recommend that the TRC states the <br />number of efficiency units in a multiple unit dwelling shall not exceed 25% of total number of <br />apartments. Their rationale is noted above under the efficiency units. In addition they stated that <br />at Latitude 45, 26% of the total apartments in the building are efficiency units. Residents are <br />paying on average $2.61 Rent Per Square Foot for these efficiency units, and these units are <br />among the highest percent leased units in the building. For some residents it serves as an <br />economical entry point for those who are seeking this lifestyle.” <br /> <br />Parking Ratios <br /> <br />The City Council noted that not all categories of commercial and civic uses where addressed in <br />Table 6-1 Parking Ratios. Staff reviewed the parking standards in the existing Arden Hills City <br />Code as well as the requirements in the Codes for the cities of Bloomington, Golden Valley, <br />New Brighton, Richfield, Roseville, Shoreview and St. Louis Park. That comparison is provided <br />in Attachment C.
