The <br />applicant has stated their intent to redevelop the site in such a way that preserves as many <br />high quality trees as possible, knowing that many of the significant trees will have to be <br />removed in order for the property to accommodate the new development. Based on the <br />proposed tree removal for the project, the City’s Tree Preservation Ordinance requires 458 <br />caliper inches of tree plantings. At this time, the applicant is proposing 45 caliper inches, or <br />18 replacement trees. <br /> <br />Phase 1 Cal. There are only 45 caliper inches proposed in replacement trees for Phase 1, <br />while 458 caliper inches are required. At retail price, the replacement trees would cost about <br />$100 per caliper inch. The PUD allows for flexibility in the City Code requirements for tree <br />preservation. Staff recommends that the fee-in-lieu is reduced by a third because the City <br />would likely buy such a large number of trees at a wholesale price and to recommend <br />reducing the by an additional third because of the buildings meeting the architectural <br />requirements of the B-2 zoning district. The remaining third would equate to a fee-in-lieu <br />amount of $13,767. Staff notes that any trees to be removed in future phases will not be <br />allowed the 10% permitted removal and must pay a fee-in-lieu of $33.33 for each caliper <br />inch required to be replaced (one caliper inch replaced per two caliper inches removed). <br /> <br />B. Tree Plantings – Meets Requirements <br /> <br />Tree planting requirements for new development in the I-1 Limited Industrial district are <br />determined by dividing the gross square footage of all floors of the building by three hundred <br />twenty (320). Tree planting requirements have been determined for Phase 1. Additional tree <br />plantings will be required as part of the multi-tenant commercial and daycare development in <br />future phases. <br /> <br /> Square Footage Cal.
