Project Approach to Scope of Work / 7 <br />A Proposal to Provide a 2040 Comprehensive Plan Update for the City of Arden Hills <br />Land Use <br />WSB has developed an iterative and responsive process for land use planning. Our team will begin <br />with a review of the existing residential conditions. The commercial and industrial conditions will <br />be analyzed during the High Education Study, which will be conducted by WSB concurrently with <br />the 2040 Comprehensive Plan. WSB’s experience as municipal planners, municipal engineers and <br />private land development professionals allows us to develop land use analysis that is accurate, <br />realistic and implementable. <br />Our team will evaluate properties that are available for development, including vacant and underutilized <br />sites that may be ripe for transitioning to other uses. This task will include identification of parcels that <br />have inappropriate land use designations in the existing Comprehensive Plan, as well as an evaluation <br />of land use category descriptions in general, to determine if new categories are needed. <br />Finally, the Land Use chapter will include the development of goals and objectives that will define the <br />livability, vibrancy, resiliency, and equity for the City.
