The proposed development is anticipated to provide: • A four-story, continuum-of-care building that includes a Life Enrichment Center (2nd Half with Lyngblomsten), Independent Senior Housing, Assisted Living, Memory Care, Short- term Transitional Care, and Enhanced Care Suites or Long-Term Skilled Nursing Care. The apartments would be a combination of one- and two-bedroom units. • Courtyards and balconies will afford fresh air, nice views, and enjoyment of the outdoors • Main floor town center offering amenities such as bistro style or fine dining, a pub, a cinema, a chapel, a fitness center and a gift shop. • Planned events and activities, including concerts with professional local musicians • Heated underground parking for tenants • Surface-level parking lot for visitors and staff • Vehicular entrance from Snelling Avenue • Professionally landscaped grounds; outdoor spaces for tenants and visitors to enjoy • Possible shuttle service to Lyngblomsten’s Como Park campus for additional amenities— concerts, art classes, etc. • Sidewalk for pedestrian passage between Lyngblomsten campus and North Heights campus • Pathway around the building for emergency vehicle access when needed but designed for daily use as a walking path by both Lyngblomsten tenants and North Heights congregants • Professional on-site management and service coordination staff We have attached to this narrative a concept drawing, a site plan, as well as a photo of our current market-rate independent (with services) senior apartments (The Heritage at Lyngblomsten) in St.Paul. The plans show the proposed parcel, boundaries, and preliminary site plan. Lyngblomsten will use quality materials to produce a solid structure that is timeless in appearance and complements the natural beauty of the site. It will be built to last and be well maintained as Lyngblomsten plans to own and manage the property in perpetuity.
