The <br />Zoning Code provides the following parking requirements for these uses: <br /> Retail: 1 stall for each 150 sq. ft. of gross retail sales floor space <br /> Office: 1 stall for each 250 sq. ft. of gross floor area <br /> Restaurant: 1 stall for every 2 seats <br /> <br />The exact parking requirements cannot be determined because the mix of different businesses <br />has yet to be determined. Staff calculated the parking requirement assuming all building space <br />would be used for retail. To develop a more conservative estimate, staff did not subtract out any <br />non-retail sales floor space (e.g. storage space, offices). Based on the total area of 65,313 square <br />feet, 436 parking stalls would be needed. The east, north, and south <br />façades of the Phase 2 building would be comprised mostly of brick masonry and transparent <br />glass. The west façade would be constructed of rock face concrete masonry units (CMU). The <br />building would 34 percent brick masonry, 23 percent glass, and 6 percent stone, for a total of 63 <br />percent. Rock face CMU would comprise 32 percent of the total façade area. <br /> <br />Freestanding Signage <br />Properties in Sign District 5 are allowed one freestanding sign measuring up to 100 square feet in <br />area and not exceeding 16 feet in height. The applicant has proposed one monument sign on Red <br />Fox Road just west of the principal entrance. The sign would measure 26 feet in height and have <br />a total sign copy area of 171.9 square feet. <br /> <br /> <br />
