Chapter 13, Zoning Code Review <br /> <br />Section 1320 – District Provisions <br /> <br />A. Lot Size, Building Coverage, and Landscaping – Flexibility Requested <br /> <br />The minimum lot size in the B-3 District is 13,000 square feet. The combined area of the three <br />lots within the Master PUD is 330,510 square feet. No more than 40 percent of the total lot area <br />may be covered by structures. In this case, the four buildings would have a total footprint of <br />65,313 square feet, or approximately 20 percent of the total site area. <br /> <br />The Zoning Code requires properties in the B-3 District to maintain a minimum landscaped lot <br />area of 25 percent. Landscaping is defined as all plantings, including trees, grass, and shrubs. <br />The approved Master PUD granted the developer flexibility for landscape coverage, allowing for <br />a total of 22.9 percent coverage. The proposed amendment would result in a decrease in <br />landscape coverage to 19.9 percent of the total site area. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />B. Height – Meets Requirements <br /> <br />The maximum height for buildings in the B-3 District is 35 feet. The Phase 2 building would <br />have a maximum height of approximately 32 feet. <br /> <br />C. Setbacks – Meets Requirements of Approved PUD Agreement <br /> <br />The minimum setback for principal buildings in the B-3 District is 50 feet in the front yard, and <br />20 feet in the rear and side yards. In planned unit developments, the building setbacks from the <br />internal lot lines are less of a concern. The primary concern is the setback measurement from <br />Red Fox Road and Lexington Avenue, and the adjacent properties to the west and the south of <br />the development.
