Structure Setback – Variance Required <br />A variance is needed to allow the new dwelling to <br />encroach 15 feet into the minimum front yard <br />setback of 40 feet, creating a setback of 25 feet. <br />The new dwelling is proposed to be located in a <br />similar footprint to the existing home. The <br />existing dwelling is currently setback 21.3 feet <br />from the front property line.
