Structure Height – Conforming <br /> <br />The maximum height permitted for principal structures in the R-1 District is 35 feet. The <br />proposed dwelling is one level, with a walkout basement and would have a height of 20 feet - 1 <br />1/8 inches. <br /> <br />D. Lot Coverage – Conforming <br /> <br />Properties in the R-1 District are permitted up to 25 percent structure coverage and must <br />maintain a minimum landscape lot area of 65 percent. Floor Area Ratio – Conforming <br /> <br />The floor area ratio (FAR) is calculated by dividing the gross square footage of the dwelling by <br />the lot area. In the R-1 District, the maximum FAR permitted is 0.3. The proposed dwelling <br />would have a total finished square footage of 3,386 square feet for an FAR of 0.11. <br /> <br />F. Tree Preservation <br /> <br />A Tree Preservation Plan is required for all new building construction (Attachment E). The <br />applicants have identified 13 significant trees on the property totaling 278 caliper inches. There <br />are also three large trees on the property, totaling 85 caliper inches, which are in the process of <br />being removed. These trees are not classified as significant trees, because they are diseased, <br />damaged or considered a nuisance. In order to construct the new dwelling, none of the significant <br />trees will be removed. Therefore, no mitigation is required in this case. The Applicants have <br />noted in their application they intend to improve the existing landscaping on the property, <br />including planting new trees. <br /> <br />2. Flood Plain, Wetlands, and Easements <br /> <br />The proposed dwelling is outside of any flood plains, wetlands, or easements.
