The proposed 193 stalls for the expanded 35,068 square foot facility would <br /> be the equivalent of 5.5 stalls per 1,000 square feet, the same ratio required for the original <br /> development in 1990. <br /> Wall Signage <br /> Properties in Sign District 7 are permitted 45 square feet of wall signage. When the clinic was <br /> originally approved in 1990, Health Partners was permitted to have 188.3 square feet of wall <br /> signage. A Site Plan Review application in 2007 (Planning Case 07-17) was approved for <br /> additional wall signage totaling 233.3 square feet. <br /> The applicant has requested new wall signage for the current project that would bring the total <br /> amount of signage on the building to 692.5 square feet. Of this total, 405.3 square feet would be <br /> located on the north building wall and 187.25 square feet on the west building wall, both <br /> primarily visible from Interstate-694. A 100 square foot wall sign would be installed on the south <br /> facade to be visible from Northwoods Drive. <br /> Permitted Previously Approved <br /> (District 7) (PC 07-17) Proposed <br /> Sign Copy Area 45 sq.ft. 233.3 sq.ft. 692.5 sq.ft. <br /> Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br /> area, and/or location through the Site Plan Review or PUD process if criteria number 1 or 2 is <br /> met and the required criteria number 3 is met. The criteria are as follows: <br /> 1. There are site conditions which require a sign adjustment to allow the sign to be <br /> reasonably visible from a street immediately adjacent to the site; or, <br /> 2. The sign adjustment will allow a sign of exceptional design or a style that will enhance the <br /> area or that is more consistent with the architecture and design of the site; and, <br /> 3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br /> zoning district in which the property is located or the current land use. <br /> Additional Review <br /> City Engineer <br /> The City Engineer has reviewed the development plans and does not have any additional <br /> comments.
