There is an existing stormwater <br /> pond located at the southeast corner of the site. <br /> Plan Evaluation <br /> The two lots within the PUD are within different zoning districts: 3930 Northwoods Drive is <br /> zoned I-Flex District and 3928 Northwoods Drive is zoned B-3 District. For the purpose of the <br /> plan evaluation, the development plans were analyzed based on the I-Flex District requirements <br /> since the existing building and proposed addition, and most of the site improvements are located <br /> on 3930 Northwoods Drive. Any areas where flexibility is needed through the PUD process have <br /> been identified. <br /> 1. Chapter 13,Zoning Code Review <br /> Section 1320—District Provisions <br /> A. Lot Size, Building Coverage, and Landscaping Meets Requirements <br /> The minimum lot size in the I-Flex District is 24,000 square feet. The combined area of the two <br /> lots within the PUD is 229,533 square feet. No more than 40 percent of the total lot area may be <br /> covered by structures. In this case, with the addition the building would have a footprint of <br /> 35,068 square feet or approximately 15.3 percent of the total site area. <br /> The Zoning Code requires properties in the I-Flex District to maintain a minimum landscaped lot <br /> area of 25 percent. Landscape lot area is defined as all plantings, including trees, grass, and <br /> shrubs, as well as water features.
