The building addition is one- <br /> story in height and 50 percent of the new trees would need to be 2.0" — 3.0" in size, 30 percent <br /> 3.5"—4.0", and 20 percent 4.5"— 6.0". The landscape plan indicates the new trees would satisfy <br /> this requirement. <br /> Perennials and Shrubberies Exceeds Requirements <br /> The City Code requires that at least ten percent of the total landscaped area shall be covered with <br /> perennials and/or shrubbery. Since a large portion of the site is covered by a stormwater pond, <br /> staff subtracted out the surface area of the pond (34,649 square feet) in order to determine a <br /> required perennial or shrubbery coverage of 6,035 square feet. The applicant has provided 6,739 <br /> square feet of perennial or shrubbery plantings, or 11.18 percent. <br /> Planting Islands Flexibility Requested <br /> At least ten percent of a parking area must be occupied by planting islands that are at least 150 <br /> square feet in size and have at least one tree. The site currently includes 3,358 square feet of <br /> planting islands. No additional planting islands are proposed for the expanded parking area. The <br /> total percentage of all parking areas covered by planting islands would be approximately four <br /> percent. The Landscape Plan includes additional perennial plantings for the existing islands. <br /> Tree Selection Meets Requirements <br /> The proposed Maple, Birch, and Spruce trees are appropriate for urbanized locations and should <br /> grow in their proposed locations. <br /> D. Lighting— Section 1325.05 Subd. 3 —Meets Requirements <br /> Additional exterior lighting is proposed on the west side of the addition and on the north side of <br /> the expanded parking area. The proposed light fixtures would be adequately hooded to direct <br /> light to the intended area.
