Plan Review Comments

Plan Review Comments

Date: June 13, 2016
Project: Land O’Lakes – Phase II Final PUD
Address: 4001 Lexington Avenue North

Comments

1. Remove the following plans from the Phase II Final PUD plan set:
• Phase I Demolition Plan (C01-01)
• Phase I Grading & Erosion Control Plan (C02-01)
• Phase I Utility Plan (C03-02)
• Phase I Paving and Geometric Plan (C04-01)
• Phase I Stormwater Mangement Plan (C05-01)
• South Parking Lot Photometric Plan (EL01-01B)

2. The westerly access on County Road F will be restricted to a ¾ access by
Ramsey County where lefts in are prohibited. A supplemental plan for a “pork
chop” median that will prevent lefts in at this access should be provided.

3. Lake Johanna Fire Department review and approval of main parking lot access
from east entrance driveway shall be required.

4. Section 1325.03, Subd. 3 (B) of the Zoning Code states that roof-mounted
mechanical equipment shall be excepted from the height limitations if the
enclosures do not extend more than 12 feet above the roof upon which they are
located. The proposed mechanical equipment installation on the new corporate
office building would be 15 feet – 6 inches above the roof line. Project narrative
should be update to include this as an area where flexibility is needed through
the PUD process.

5. Provide details on the total length of the walking trails and the proposed surfacing
material.

6. Provide updated legal description for water main easement based on new
location. Existing water main easement will need to be vacated by City Council
concurrently with their review of the Phase II Final PUD application.
