The proposed new four-story corporate building will be approximately 155,000 gross floor area. The first <br />floor of the building includes reception space, credit union, childcare area, medical clinic, corporate <br />workout facilities, a flexible meeting space and conference center and support functions. The upper <br />three floors will include employee office/work/meeting space. The proposed building will be oriented <br />on an east-west access directly to the north of the existing buildings, in what is the current drop-off and <br />parking lot The primary entrance to the proposed building will be located on the north side of the <br />building facing County Road F. and adjacent to a new vehicle drop-off. A secondary entrance is located <br />at the west end of the building and also on the south side of the building facing a proposed central <br />courtyard. <br /> <br />Site Parking <br />Based on the overall 418,800 gross floor area of the proposed and existing buildings on the site, and the <br />City zoning requirements of 1 stall per 250 GSF, we have determined that approximately 1,676 vehicle <br />parking spaces will be required to support the project. The current north parking lot (Phase 2) on the <br />site will be completely reconstructed to include 1410 parking stalls. Approximately 25 parking stalls will <br />be designated for handicapped accessible stalls, 20 parking stalls for preferred parking, 10 stalls for <br />motorcycle parking and 15 stalls for daycare drop-off. To facilitate the required number of parking stalls <br />on the site, the north parking lot will be expanded to the west and impact the existing wooded area. <br />Approximately 729 total trees will be removed from the entire project site (Phase 1 and 2), which <br />includes approximately 620 trees from the west wooded area. The total cal. inches of the trees to be <br />removed on the entire project site is approximately 8582 cal. inches. Based on the necessary tree <br />removal, approximately 2709 cal. inches of trees will need to be remediated. See attached spreadsheet <br />for tree species, sizes and quantities that will be impacted. <br />The south parking (Phase 1) lot will be partially reconstructed to include 267 parking stalls, including 7 <br />parking stalls designated for handicapped accessible stalls. A majority of the drop-off will remain intact <br />including the hardscape and landscaping existing within the center island. <br /> <br />Site Traffic and Circulation <br />See Land O’Lakes Expansion Traffic Study Update prepared by SRF Consulting Group for <br />recommendations. <br /> <br />Site Landscaping <br />The concept plan for the overall site landscaping is based on the desire to reinforce the natural beauty <br />and character of the site. A native plant palette will be utilized for the proposed site improvements and <br />enhance the native plant communities that exist on the site. An east-west vegetated woodland buffer <br />will be created at the front of the building to connect the western wooded area to the east of the site. <br />The vegetated woodland buffer will include a lighted pedestrian trail to connect all of the parking areas <br />on the north side of the building to the main building entrance.
