1. Overall existing landscape coverage on the entire campus site (47.37 acres) is approximately <br />71.55% of the total site area. <br />2. Phase 1 (South Parking Lot) proposed landscape coverage is approximately 69.18% of the total <br />area. <br />3. Phase 2 (North of existing buildings) proposed landscaping is approximately 57.25% of the total <br />area. <br />A new central courtyard of approximately 50,900 sf will be created as a part of the project. The <br />courtyard will be located in the space that is created between the new and existing buildings. The <br />central courtyard will be a flexible programmable space that will include a variety of meeting, dining and <br />seating areas. The courtyard will be designed to include hardscaped and landscaped areas. Over story <br />canopy trees will provide shaded areas for small informal gatherings, while open hardscaped plaza areas <br />will provide areas for connectivity and larger gatherings. <br />An outdoor playground of approximately 8,000 sf will be included to support the childcare functions. <br />The playground will be designed to support use of children form the age of 3-12 years. The playground <br />will include structured seating, resilient surfacing, native landscaping and other playground amenities. <br />The playground will incorporate a fence along the western edge to secure the playground area from the <br />adjacent corporate plaza space. <br />In addition to the new outdoor amenity spaces, approximately 1,500 lf of new woodland trails are being <br />proposed to be added to the wooded area on the western edge of the site. This is in addition to the <br />approximate 1200 lf of new sidewalks proposed for the site to allow for circulation form parking areas to <br />the individual buildings. <br /> <br />Building Materials <br />The materials for the proposed new building on the Land O’Lakes Headquarters Campus will use the <br />same palette as the existing headquarters building. In the current building, service areas are clad in <br />brick – a mix of Medium Ironspot 77 from Edicott Clay Products and Copperstone from Interstate Brick, <br />the workplace areas are clad in a mix of dark-framed curtain wall with tinted glazing and dark-colored <br />textured metal panels that match the curtain wall frames, and the entry area is a double-height glazed <br />area set against the brick volume. The proposed building will use essentially the same materials, also in a <br />way that clearly communicates the organization of the building. The ground floor (Level 02) of the new <br />building is functionally a floor of amenities – meeting areas, childcare, fitness, café, etc. - and will be clad <br />in the exact same brick mix as the existing building – the same colorways are still available from the <br />original manufacturers. This brick will extend beyond the upper floors of the building to the brick face of <br />the existing building, directly tying the two buildings together. The upper three floors (Levels 03, 04 & <br />05) will be primarily workplace, and will be clad in dark-colored metal panels – a warm, deep gray – with <br />large curtain wall openings. Winding between these two volumes – the brick base and the metal and <br />glass upper – is a continuous ribbon of curtain wall – structurally glazed (no expressed mullions) with <br />very clear glass – that creates the entry areas and indicates the most public, collaborative spaces in the <br />building. <br /> <br />
