O’Lakes parking lot. This essentially means that any pedestrians, bicyclists or automobiles <br />traveling along County Road F will not be able to see any portion of the mechanical equipment <br />on the roof. <br /> <br />Zoning Action Item #5: The Land O’Lakes corporate headquarters expansion project will also be <br />requesting future flexibility thru the Final PUD planning process (for identified north project site in Phase <br />2) for Chapter 12, Section 1240 – General Sign Regulations, Subd. 01, Regulation by Sign Districts and <br />Subd. 02, Permitted Sign Type, Area, Height and Illumination by Sign District. <br />The Land O’Lakes property is located in Sign District 6, where each property is allowed one freestanding <br />monument sign measuring up to 45 square feet in area not to exceed 12 feet in height. However, since <br />the property fronts three (3) public streets, two additional freestanding monument signs are permitted, <br />one for each adjacent street. Each additional freestanding monument signs is allowed a sign copy area <br />of 22.5 square feet (half the size of the main sign along Highway 694). Based on these requirements, the <br />proposed relocated sign from the existing employee entrance at the east end of the site to the new <br />traffic controlled intersection at Innovation Way is allowed to have approximately 22.5 square feet of <br />sign copy area. This current sign has approximately 30.3 square feet of sign area. <br />The primary justification for flexibility thru the approved PUD related to General Sign Regulations and <br />Permitted Sign Type, Area, Height and Illumination by Sign District is identified below: <br />1. A variance for the existing campus signs was reviewed as part of the original PUD and that a final <br />signage plan was elevated by the City following the approval of Planning Case 79-004. This <br />planning case allowed Land O’Lakes to build and locate a new corporate sign along Highway 694 <br />and the two smaller monument signs located along Lexington Avenue and County Road F. The <br />intent of the Land O’Lakes corporate expansion project is to move the existing sign located along <br />at the east employee entrance along County Road F to a new location at the proposed primary <br />employee intersection of County Road F and Innovation Way. The relocated sign will be setback <br />a minimum of 5’-0” from the property line to conform to the City of Arden Hills setback <br />requirements for signs in District 6. <br />2. Land O’Lakes has agreed that the eastern access along County Road F West to the site shall be <br />constructed as a 3/4 right-in/right-out access in order to prohibit left-turn maneuvers from the <br />site. This reconstructed access be utilized for delivery purposes only and will eliminate <br />employee automobile access. This reconstructed access means that the primary employee <br />entrance to the north parking lot will occur at the intersection of County Road F and Innovation <br />Way. This new primary access will require campus signage to provide directional and <br />wayfinding to the campus for employees and visitors. <br /> <br /> <br />Project Schedule <br />The project will occur July 2016 – January 2019. See schedule below for additional detail. <br /> <br />
