<br />City of Arden Hills <br />Planning Commission Meeting for December 7, 2016 <br />P:\Planning\Planning Cases\2016\PC 16-025 - TCAAP Comprehensive Plan Amendment and TRC Amendment\Memos_Reports_16-024\PC <br />Report_(12-7-16)_16-024.docx <br />Page 8 of 12 <br /> <br />The changes to Section 6.5 Retail Mixed-Use are highlighted as: <br /> Remove the requirement of vertical mixed-use buildings. <br /> Remove the Neighborhood Transition requirements. <br /> <br />The changes to Section 6.6 Flex Office are highlighted as: <br /> Remove the Neighborhood Transition requirements. <br /> Remove building frontage requirements. <br /> Change to the location of the District boundaries have removed and adjacent residential <br />or pedestrian friendly frontages. <br /> <br />Section 6.7 Neighborhood Transition is removed and replaced with Section 6.7 Civic. <br /> <br />The new Section 6.7 Civic standards are highlighted as: <br /> Similar Build-To, Building Frontage, and Parking requirements to those of the Town <br />Center. <br /> Maximum building height of 65 feet. <br /> <br />The changes to Section 6.8 Neighborhood are highlighted as: <br /> Clarify Natural Resource Corridor/Open Space requirements. <br /> Increase maximum height from 30 feet to 35 feet. <br /> Remove minimum parking setback distances from street frontages. <br /> <br />Section 7: Building Design Standards <br /> <br />The changes to Section 7 are highlighted as: <br /> Remove the Neighborhood Transition District. <br /> Require residential garage doors to be double clad solid core. <br /> Add a minimum requirement for the decking on front porches. <br /> Remove the requirement for roofing materials to change on every other single family <br />home. <br /> Add a requirement for variations in roof designs. <br /> Clarify that it must be individual bricks and masonry units, not panels of multiple units. <br /> Allow engineered wood siding (e.g. LP SmartSiding). <br /> <br />Section 8: Street Design Standards <br /> <br />There are no changes proposed to Section 8. <br /> <br />Section 9: Open Space Standards <br /> <br />The changes to Section 9 are highlighted as: <br /> Remove the Neighborhood Transition District.
