Approved July 13, 2015 <br />Revised December 12, 2016 <br />Section 7: Building Design Standards TCAAP Redevelopment Code <br />Page | 81 <br /> <br />(iii) Commercial developments greater than ten (10) acres in size shall provide a <br />prominent gateway monument at the entrance to the development with <br />integrated landscaping. <br /> <br />(b) Properties within the Flex Office or Neighborhood Districts shall meet the following <br />standards for the Gateway Overlay District: <br /> <br />(i) A landscaped buffer with a minimum width of twenty feet (20’) shall be <br />provided along all frontages on public streets. <br /> <br />(ii) Landscaped buffers shall include a diversity of landscaping materials, including <br />shade, evergreen, and/or ornamental trees, shrubs, and annual and perennial <br />plants. Landscaping shall be a minimum of fifty percent (50%) opaque at <br />maturity. <br /> <br />7.7 Design of Automobile Related Building and Site Elements <br /> <br />(a) Where permitted under Section 5 of this Code, drive-through lanes, auto service bays, <br />and gas station canopies for commercial uses shall not be located with frontage along <br />any Pedestrian Priority Frontage. Drive-through lanes may be permitted along <br />Pedestrian-Friendly or Spine Road frontages only if the property has no General or <br />Alley frontage. Drive-through lanes, auto service bays, and gas station canopies shall <br />be hidden behind a three foot (3’) high Street Screen along both Pedestrian-Friendly <br />and General frontages (see illustrations below). The Street Screen shall be made up <br />of (i) a living screen or (ii) a combination living and primary building material screen <br />(See Section 10.4 for details). <br />(b) No more than sixty percent (60%) of a lot’s frontage along a Pedestrian-Friendly or <br />Spine Road frontage may be dedicated to drive through lanes, canopies, service <br />bays, and other auto-related site elements. There shall be no such limitation along <br />General or Alley frontages and along highway frontage roads. <br /> Image illustrating the appropriate design of retail/restaurant drive-throughs (Corner Lot)
