Floor Area Ratio (FAR) <br /> <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in square <br />feet from the exterior sides of the exterior walls, but not including covered porches; decks; any <br />space where the average floor-to-ceiling height is less than six feet; attached or detached garages; <br />and other detached accessory structures. <br /> <br />The R-2 District allows for an FAR of up to 30 percent for a residential structure in this district. <br />All homes constructed on the site will be required to meet the FAR requirements. Building Coverage and Landscaped Lot Area <br /> <br />The applicant has submitted a site plan that indicates proposed building pads for each lot. The <br />building pads reflect the typical area of each lot that a home would be built upon. Based on a <br />measurement of the proposed building pads, each lot can be constructed to meet the City’s <br />required building coverage maximum and landscaped lot area minimum. The maximum structure <br />coverage is 25 percent and the minimum landscape coverage is 65 percent in the R-2 District. <br /> <br />D. Building Height and Density <br /> <br />The maximum building height in the R-2 District is 35 feet. All homes constructed on the site <br />will be required to meet the City’s height requirements. <br /> <br />The maximum density allowed in the R-2 District is 5 units per net acre. There are 1.54 buildable <br />acres on this property. The construction of four single-family homes would result in a net density <br />of 2.60 units per acre. The City’s Comprehensive Plan states that “the remaining vacant <br />residential land that is south of Highway 96 and 10 is already zoned for development that could <br />be built at a density of an average of three residential units per acre.” The land use classification
