Floor Area Ratio (FAR)

The FAR is the sum of the gross horizontal area of all floors of a building as measured in square
feet from the exterior sides of the exterior walls, but not including covered porches; decks; any
space where the average floor-to-ceiling height is less than six feet; attached or detached garages;
and other detached accessory structures.

The R-2 District allows for an FAR of up to 30 percent for a residential structure in this district.
All homes constructed on the site will be required to meet the FAR requirements. The diagram
below provides an example of the existing FAR requirement of 30 percent when applied to the
Ernie Nelson Estates development.

Lot Size Home Size with FAR of 30%
21,187 (Smallest Lot Proposed) *6,356 square feet
43,357 (Largest Lot Proposed) *13,007 square feet

C. Building Coverage and Landscaped Lot Area

The applicant has submitted a site plan that indicates proposed building pads for each lot. The
building pads reflect the typical area of each lot that a home would be built upon. Based on a
measurement of the proposed building pads, each lot can be constructed to meet the City’s
required building coverage maximum and landscaped lot area minimum. The maximum structure
coverage is 25 percent and the minimum landscape coverage is 65 percent in the R-2 District.

D. Building Height and Density

The maximum building height in the R-2 District is 35 feet. All homes constructed on the site
will be required to meet the City’s height requirements.

The maximum density allowed in the R-2 District is 5 units per net acre. There are 1.54 buildable
acres on this property. The construction of four single-family homes would result in a net density
of 2.60 units per acre. The City’s Comprehensive Plan states that “the remaining vacant
residential land that is south of Highway 96 and 10 is already zoned for development that could
be built at a density of an average of three residential units per acre.” The land use classification
